Commercial Garage Door Repair in Chicago & Suburbs

We keep the doors working at small commercial and multi-unit properties across Chicagoland — condo and apartment garages, contractor units, dealerships, and small warehouses. Same crews and the same fixed-price-before-work rule as the residential side, scheduled around your operation instead of against it.

What we do

Commercial work we take

Commercial openers & operators

Jackshaft and trolley operators on a door that runs dozens of cycles a day fail differently from a household opener — usually the logic board, the limit switches, or the safety eyes long before the motor.

  • Operator diagnosed on site, not swapped on a guess
  • Safety eyes and reversing edge tested and documented
  • Keypads, remotes, and building fobs reprogrammed

Springs & cables on heavy doors

A commercial door is heavier and cycles far more often, so springs reach the end of their rated life in years rather than decades. When one goes, the door is out of service until it is replaced.

  • High-cycle springs sized to the door's actual weight and use
  • Both springs replaced together, so the second does not fail next month
  • Cables, drums, and bearings checked while the door is down

Multi-unit & shared garages

Condo and apartment garages have one door and a hundred people depending on it. The priority is getting the entrance working again and then keeping it that way.

  • One point of contact for the board or the management company
  • Work scheduled so the entrance is not blocked at peak hours
  • Written report of what failed and what will fail next

Scheduled maintenance

The cheapest commercial door call is the one that never happens. A door on a maintenance interval gets its hardware tightened, its tracks aligned, and its springs inspected before any of it becomes an emergency.

  • Set intervals — quarterly, twice a year, or annually
  • Balance, alignment, lubrication, and safety-device testing
  • A written condition report after each visit, so budgets are not a surprise

FAQ

Questions managers ask

Do you work with property management companies?

Yes. We can bill the management company directly against a purchase order, keep one point of contact for a portfolio of buildings, and send the condition report to whoever needs it on the board.

Can you provide a certificate of insurance?

Yes — ask when you request the quote and we will have the certificate to you, with the property named as additional insured, before the visit is scheduled.

Our garage entrance is the only way in. How long will it be down?

Most spring and operator failures are a same-visit fix once the parts are on the truck, so the entrance is usually back in service the same day. If a part has to be ordered we will tell you on the phone and, where the door can be safely operated manually in the meantime, we will set it up that way before we leave.

Do you offer a maintenance contract?

We schedule maintenance at a set interval rather than locking you into a long contract — quarterly, twice a year, or annually depending on how hard the door works. You get a written condition report after each visit, and you can stop at any point.

What does a commercial repair cost?

It starts from the same $120 diagnostic as residential, and the quote comes before any work. Commercial parts — high-cycle springs, heavier hardware, commercial operators — cost more than their residential equivalents, so the total depends on the door. You get the figure in writing first either way.
