Replacement is the right answer less often than the industry likes to pretend. A door with good sections and tired hardware is a repair. A door with rot, rust through the bottom sections, repeated panel damage, or a discontinued profile that can no longer be matched is a replacement. We will tell you which one you have, and we would rather sell you a spring today than a door you did not need.
When replacement is right, insulation is the decision that matters most in this climate. Almost every attached garage in Chicagoland shares a wall with living space, and many have a bedroom or bonus room directly above. An insulated steel door with a polyurethane core changes how that room feels in January, cuts road noise, and is significantly more rigid than a single-skin door — which also means it stays straight longer.
Measurement is not a formality. Headroom, backroom, side room, and the exact opening decide what can physically be fitted: standard lift, low headroom hardware, or a high-lift conversion. Older Chicago and Evanston garages routinely have less headroom than modern hardware assumes, and detached alley garages are frequently out of square. We measure before quoting so the number we give you is the number you pay.
The install itself includes taking the old door away. Removal, disposal, new track and hardware, spring sizing for the new door's weight, and re-fitting or replacing the opener are all part of the job — not line items that appear afterwards.

What changes the price
Size and configuration
A single door is a different job from a 16-foot double, and three-car homes are quoted per opening.
Insulation and construction
Single-skin steel is cheapest. A two-layer or polyurethane-core door costs more and is what we recommend on attached garages.
Windows, panel style, and colour
Carriage-house facing, window inserts, and non-standard colours are all order options that move the price.
Hardware the opening demands
Low headroom, high lift, or an out-of-square opening needs specific hardware. Better found at measurement than on install day.
Association or HOA rules
Townhome boards often specify approved styles. Tell us at quoting and we will spec a door that passes review.
A standard single or double door replacement is a half-day, typically three to five hours including removal and disposal.
Three-year manufacturer's warranty on the parts we install, plus a one-year local warranty on our labour. If something we touched fails inside that window, we come back and put it right.
Questions we get asked
How do I know whether to repair or replace?
Sections are the deciding factor. Hardware, springs, and openers are all replaceable at modest cost; rotten, rusted, or repeatedly damaged sections are not. If the sections are sound, repair is almost always the better money.
Is an insulated door worth it?
On an attached garage in this climate, yes — for the room above it and for how the garage itself holds heat. On a detached garage used purely for storage, the case is weaker and we will say so.
Can I keep my existing opener?
Usually. If the opener is sound and suits the new door's weight, we re-fit and re-set it. If it is at the end of its life, replacing both at once saves a second visit.
How long until the door arrives?
Stock sizes and colours are quick. Non-standard sizes, carriage facing, and special colours are ordered, and we give you the lead time in writing at the quote.
Do you take the old door away?
Yes — removal and disposal are part of the install, not an extra that appears on the invoice afterwards.
