Garage doors in Chicago
Most Chicago garages sit off the alley, not the street: a detached one- or two-car frame building, a sectional door, and barely enough room between the door and the neighbour's fence to stand a ladder. That geometry decides the whole job. We come out in a van sized for city alleys and carry short-stem torsion bars, because there is often no room to swing a full-length one.
The city's housing stock also means we see everything at once. A bungalow off Fullerton with a 7-foot wood door hung in the 1960s, a two-flat in Logan Square with a 1980s chain drive still running, and a new build in West Town with an insulated steel door and a Wi-Fi opener are three different repairs — and often three houses on the same block.
Winter is the busy season and the reason is simple physics. Steel torsion springs get brittle in the cold, the coldest hours are early morning, and that is exactly when everyone opens the door to leave. If yours went off with a bang overnight, you are not unlucky — you are on schedule.

Alley clearance and old headroom
Detached city garages often have under 10 inches of headroom above the door. A standard torsion assembly will not fit; low-headroom hardware or a jackshaft opener will.
Wood doors on retrofitted track
Plenty of pre-war garages still carry the original wood door on newer track. It is heavy, it soaks up water, and it wears rollers and springs faster than the steel door next door.
Rust at the bottom section
Alley drainage puts standing water where the door meets the slab. Bottom brackets and cable ends corrode there first, and that is a cable snap waiting to happen.
